Step 1: No-Stress Phone Consultation
Getting started is easy. A quick call will help us learn a little about your situation, like what your timeline is, what kind of belongings are in the home, and where you’re located in the Denver area. (If email is easier, that's just fine!)
And please know there’s never any judgment, no matter your questions or the contents of the home. We simply want to help you figure out if this is the right fit and can help make the process lighter for you.
Every home has value. Whether it’s everyday essentials, unique treasures, or collections, we’re here to make sure those belongings find the right next home while easing your stress.
Step 2: Estate Walk Through
Once we’ve had an initial conversation, the next step is meeting you at the property for a walk through. This is where we take the time to look over the items you’re considering selling and get a clear sense of what the estate includes. It’s also an opportunity for us to better understand what you’d like to see happen with the sale.
During this visit, we’ll also talk through your timeline in more detail, so we can make sure the process fits your needs. From there, we’ll outline what the next steps will look like and how we can best support you in moving forward.
Step 3: Preparing for the Estate for Sale
From organizing what’s being offered to getting the home ready for staging and pricing, our role is to help lighten the load while keeping you as informed as you’d like along the way. Some families prefer regular check-ins, while others are comfortable with just an occasional update—it’s entirely up to you.
Before staging begins, we’ll share a simple checklist of anything that needs to be wrapped up on your side. That way, everything is clear, and together we can move forward smoothly toward the sale.
We'll then execute a comprehensive marketing strategy, covering Google ads, estate sale websites, local signage, and social media, so your sale reaches a wide audience and draws strong interest!
Step 4: Holding the Sale
Depending on your needs, we’ll recommend the best format for your sale—whether that’s a one-, two-, or three-day in-person event or an online auction designed to reach buyers at a distance. Our team works to create a smooth experience for both you and the shoppers, focusing on generating strong interest and steady sales.
During the sale, we put thoughtful measures in place to help keep the property, visitors, and belongings well cared for, even with the high foot traffic that estate sales often bring. We’re also diligent in tracking sales throughout the event so we can provide you with clear post-sale reporting.
Step 5: Post-Sale Estate Care and Reporting
After the sale, we’ll tidy the home by gathering any remaining items. Ahead of time, we’ll have talked through your preferences—whether you’d like to keep what’s left, donate it, or explore other options. From there, we’ll take care of those next steps for you.
We’ll also provide a clear post-sale report detailing all transactions from the event. Along with that, you’ll receive your net proceeds, as outlined in our contract, through the payment method we’ve agreed upon in advance.
*As a reminder, we’ll go over reporting, our straightforward contract, and key terms with you during the initial discussions. That way, expectations are set clearly from the beginning, and everyone is on the same page about how the process works and what results we’re working toward together!
